Senior Accountant – Real Estate Development

Location: UAE
Languages: Fluent in English (Russian & Arabic is a plus)

Job Summary:
We are seeking a highly experienced Senior Accountant to join a dynamic real estate development company in the UAE. The ideal candidate will have a strong background in project accounting, financial reporting under IFRS, and UAE-specific taxation (VAT & Corporate Tax).

Key Responsibilities:

1. Financial Reporting & Month-End Close

• Prepare timely and accurate financial statements (monthly, quarterly, annual).

• Manage general ledger activities, accruals, and intercompany reconciliations.

• Conduct variance analysis and assist in strategic decision-making.

• Consolidate financials across multiple entities and jurisdictions.

2. Budgeting & Forecasting

• Lead annual budgeting processes and create detailed project financial models.

• Track actuals vs. budget and recommend corrective measures.

• Manage cash flow forecasts for real estate developments.

3. Taxation & Compliance

• Ensure full compliance with UAE VAT and Corporate Tax laws.

• Coordinate with auditors, tax advisors, and regulatory bodies.

• Support tax planning and identify opportunities for savings.

4. Project Accounting

• Monitor costs and ensure correct capitalization and allocation.

• Handle accounting for billing, retention, and advances.

• Work closely with project managers to ensure financial health of projects.

5. Internal Controls & ERP Optimization

• Strengthen internal financial controls and reporting accuracy.

• Improve and maintain ERP systems (Oracle, Yardi, SAP).

• Streamline accounting procedures for better efficiency.

Qualifications:

• Bachelor’s in Accounting, Finance, or related field (required).

• CPA, ACCA, or CMA (preferred).

• Minimum 3 years’ experience in UAE real estate or construction sector.

• Strong proficiency in Excel, ERP platforms, and financial modeling.
